Bindloss Dawes have extensive experience designing and delivering high-end residential projects in the Caribbean. In 2016, founding director George Dawes completed a house in Trinidad which he designed and managed whilst working at Jamie Fobert Architects in London. More recently, Bindloss Dawes have been working on a complete refurbishment of one of the largest properties in Barbados and are also building a new luxury beach house nearby.
Bindloss Dawes can assist you with architectural design services from initial concepts through to detailed design, construction and project management across the Caribbean including Bermuda, Cayman Islands, Antigua and Mustique.
We are very familiar with local planning requirements and building regulations and have built up a close relationship with local craftsmen, contractors and specialists that we know and trust to deliver only the highest quality results. We also understand that sometimes it is necessary to import specialist elements, especially for high-end luxury homes. On our Caribbean projects we have imported glazing systems from Portugal, specialist metalwork from the UK and Bulgaria and stone from Italy, co-ordinating these installations with local construction teams on the ground.
Local climatic conditions are also key to our design process. Understanding how to restrict the impact of the sun and rain, or when and how to incorporate passive ventilation or air-conditioning are key. There are other uniquely Caribbean complications like extreme weather conditions and insects to consider too, all of which have an effect on the design process and how and where our buildings meet the ground.
Being based in the UK allows us to work closely with British clients and designers and understand the design aspirations of clients from all over the world. We have collaborated with Todd Longstaffe-Gowan on all our Caribbean projects, who has a fantastic understanding of local flora and growing conditions as well as being an inspirational designer. In Barbados we also worked closely with interior designer, Penny Morrison, who has considerable experience in Barbados and Mustique on both luxury residential and commercial projects.
Understanding the challenges of running building projects from the UK is something we’re extremely accomplished at. Technology allows us to communicate effortlessly with local teams remotely via video calls and shared cloud-based documents. This ensures not only a smooth-running project, but also enables us to keep our clients updated every step of the way. We have worked with excellent builders and local consultants, establishing a strong working relationship which we hope to build on in the future. This, coupled with scheduling site visits when necessary, has made working in the Caribbean just as manageable as in the UK.
